Sell First, Then Buy

Sellers need a place to stay after selling their house. The problems start when sellers want to buy a house before first selling their house. This thinking often leads to holding on to two mortgages at the same time. It's no fun holding on to two mortgages.

A simple solution to this problem is finding a short-term rental or even renting your house from the buyer. Nothing kills a deal faster than trying to buy a new home with the contingency to sell your old house first, Especially when going up against other home buyers.

Don't Just List Your Home - Market It

Listing your home is only half the battle. What's more important than listing your home is great marketing. Be sure to put in the work to make your home stand out. Homebuyers are attracted to clean, good-looking homes.

Homebuyers have quickly become online shoppers. Online first impressions quickly weed out properties before ever seeing them in person. Your home will be seen all over social media.

Negotiate With Your Agent

Ask your realtor if they can lower their commission. If they can't negotiate their commission, they won't be able to negotiate with your home buying offers.

Don't Test The Market

The last thing you want to do is price your home incorrectly. Pricing your home right is critical to gaining traffic and selling your home quickly. Most agents won't bother showing a house if it is overpriced.

If you can, try and time your listing in the spring and summer months in order to get the most traffic and a receive a higher price for your home. Families like to settle down before the school year starts.

If you must list your home in the winter months, those looking to trek through the cold to see your home are oftentimes very serious buyers. Every market is different but winter might be a better option are there is less competition from other sellers in the colder months.
